Self-Assessment System (SAS)
BBMP uses the SAS method for property tax collection. Property owners are responsible for calculating and paying their own taxes based on prescribed guidelines.
Unit Area Value (UAV) System
Introduced in 2008, the UAV system categorizes properties based on location, type, and usage. It aims to create a more equitable tax structure across different areas of Bangalore.
Zonal Classification
BBMP divides Bangalore into 8 zones, each with its own tax rates. This zoning system accounts for variations in property values and infrastructure across the city.
Annual Tax Payment
Property tax in Bangalore is paid annually. The financial year runs from April 1st to March 31st. BBMP often offers a 5% rebate for early payment (usually in April).
Recent Reforms
In 2021, BBMP introduced a new tax slab system, increasing rates for residential properties by 20-25% and for non-residential properties by 25-30%, affecting properties across all zones.
Digital Initiatives
BBMP has launched online portals and mobile apps for tax payment, making it easier for property owners to calculate and pay their taxes remotely.
